Stay vs Go guide
Stay vs go: should your business stay in its office, or move?
"Stay vs go" is the decision every occupier faces at a lease expiry, break clause or growth point. The honest answer is rarely just stay or go — there's a third route, change, that's often the best value.
Take the free stay vs go assessmentStay vs change vs go — the three options
Stay
Renew or re-gear your lease. Lowest cost and disruption — right when the space still fits how your team works.
Change
Reconfigure or refurbish where you are. Fixes layout, meeting space and experience without a move.
Go
Relocate to space that fits. Highest cost and longest programme — but a clean slate when the building is the problem.
Signs you should stay
- Your headcount and attendance fit the space you have today and over the next two to three years.
- The location still works for your people and clients.
- Your landlord will offer a re-gear with incentives worth more than the cost of moving.
Signs you should go
- You're consistently over capacity, or paying for space you no longer use.
- The building can't meet your needs on services, accessibility or sustainability.
- You have enough time — commonly 12 months or more — to search, negotiate and fit out properly.
