Three checks before you search listings
1. Size
Work out the space you'll actually use, based on attendance — not headcount.
2. Total cost
Rent is one line. Add service charge, rates, fit-out and dilapidations.
3. Stay, change or go
Check whether renewing or reconfiguring gives you what a move would.

Office space to rent by London area
Common questions about renting an office
How much office space do I need in London?
A common UK planning benchmark is around 100 sq ft per desk, or about 115 sq ft per desk for hybrid layouts with more meeting space. Hybrid teams rarely need one desk per person — size to typical peak attendance, not headcount. Our free space calculator does this in a minute.
Should I move office or stay where I am?
Moving is usually the most expensive and slowest option. Compare it against renewing (often with landlord incentives) and reconfiguring your current space. If the building itself — services, accessibility, location or energy rating — is the problem, moving tends to make sense.
How long does an office move take?
Commonly 12 months or more from starting a search to moving in, covering search, negotiation, legal work, design and fit-out. Start well before any lease expiry or break date.
What costs are there beyond the rent?
Service charge, business rates, fit-out, dilapidations on your current office, agent and legal fees, and moving costs. The rent on a listing is only part of the total cost of occupancy.
Is serviced or flexible office space better than a lease?
Flexible space suits uncertain or fast-changing headcount and short commitments; a lease usually costs less per desk over time and lets you shape the space. The right answer depends on your team size, growth plans and how long you need certainty.
