Relocate to space that fits. Highest cost and longest programme — but a clean slate when the building itself is the problem.

Why timing decides everything

  • 24–18 months out: every option is open. You can compare a re-gear against a move on equal terms, and landlords negotiate hardest when they know you could leave.
  • 18–12 months out: a relocation is still realistic — search, legals and fit-out commonly take twelve months or more.
  • Under 12 months: the move option narrows fast. Break notice deadlines pass, and you negotiate from weakness.
  • Break clauses: notice dates and conditions are strict. Miss them and the option closes — sometimes for years.

What the decision actually turns on

  • How much space you really need after hybrid working — not what you leased five years ago.
  • Total occupancy cost of each route, not headline rent — including dilapidations, fit-out and incentives.
  • Whether your current floor plate can be reconfigured to fit, and at what cost.
  • Your growth plans over the next two to three years.
