Space and layout

  • Is the net internal area confirmed, and does it fit our peak attendance?
  • Can the floor take the meeting rooms, focus space and collaboration areas we need?
  • How much natural light is there, and where are the columns and cores?
  • Is there room to grow — or to sub-let part of the space if we shrink?
  • Is the space offered fitted (Cat A or Cat B) or a shell?

Building and services

  • What is the EPC rating, and are upgrades planned?
  • How old are the heating, cooling and ventilation systems?
  • Is the building fully accessible, including entrances, lifts and toilets?
  • What are lift capacity and waiting times at peak?
  • Are there showers, cycle storage and lockers?
  • What is the mobile signal and fibre connectivity like?

Costs beyond the rent

  • What is the service charge, and what has it been over the last three years?
  • What are the estimated business rates?
  • What incentives are on offer — rent-free period, fit-out contribution?
  • What will fit-out and furniture cost to make it work for us?
  • What dilapidations will we owe on our current office if we leave?
  • What agent, legal and moving costs should we budget for?

Lease terms

  • What length of lease, and are there break options?
  • Is the lease inside or outside the Landlord and Tenant Act 1954?
  • When are rent reviews, and on what basis?
  • What are the repairing obligations and reinstatement requirements?
  • Can we assign or sub-let?
  • When could we realistically get access to fit out?

Team and location

  • How do commute times change for our people?
  • Is it easy for clients to reach us?
  • What amenities — food, gyms, green space — are nearby?
  • Does the building and area reflect our brand?
  • Would this move help us recruit and keep people?
  • Could renewing or reconfiguring our current office give us the same benefits?
  • Have we got 12 months or more to search, negotiate and fit out properly?
